When to Wait and When to Act in Denver Real Estate

I'm sitting and listening to the teapot settle after its whistle. Morning is my chance for reflection. The silence gives me time to breathe, and to sit in the space between the problem and the response.

Because the rest of my day usually looks very different.

A Day in the Life of a Denver Realtor

My job is a list of "urgent" requests, one emergency at a time. A short, worried question via text. An offer to negotiate. A loan falling apart. A walkthrough gone wrong. A broken AC the day before closing.

If I've made this job seem easy, it's probably because I handled a lot of the hard parts without you ever knowing. That's part of what it means to guide someone through buying or selling a home in Denver. Things come up. My job is to make sure they don't knock you off course.

Finding My "Unique Ability"

Lately, I've been doing a lot of reading and thinking about my "unique ability." I don't totally know what it is yet, but something keeps emerging: staying calm and finding solutions when others panic.

Maybe it's because I've been through a lot. You learn through struggle that you can handle much more than you think. Or maybe it's because I've done the work: therapy, a degree in psychology, years of meditation and mindfulness. Probably a combination of the two. But I think there's something else, too.

The Power in the Space Between the Problem and the Response

When the lender calls at 9 p.m. with bad news, I don't immediately start scrambling for an answer. First, I get calm. Still. Centered. I allow some space for guidance. I allow the solution to emerge.

Sometimes the instinct is to do something, anything, to make the uncomfortable feeling go away. I've learned that knowing when to rush and when to wait can be the difference between simply reacting to a problem and actually solving it. So I sit. Quietly, before I call.

Then, when we talk, I can help ease the fear, solve the issue, and move us forward toward the ultimate goal: getting you home. Maybe that space, the moment before we react, is where some of our best decisions are made.

How to Tell a Smart Decision From an Emotional One

Heather talking about how to tell a smart home buying decision from an emotional one (video preview)

Buying a home is a big, emotional decision. That's normal, and it's part of what makes finding the right place so meaningful. The goal isn't to take emotion out of it. It's to make sure emotion isn't the only thing driving it. I recorded a short video with my take on how to tell the difference: watch it here.

What's Happening With Denver Mortgage Rates

I serve on the Denver Metro Association of Realtors (DMAR) Market Trends Committee, which means I see each month's numbers early, and I get to hear the story behind them. The September 2026 report didn't sugarcoat it:

"After months of drifting, rates finally picked a direction in September, and it wasn't the one buyers wanted. The 30-year fixed rate climbed each week, topping out at about 7.5 percent by the end of the month. Mid-month, the Federal Reserve raised the federal funds rate for the first time since July 2023. Anyone holding out for cheaper financing just watched the Fed move the other way."

Pausing on Purpose vs. Waiting on a Number

Here's why this matters if you're thinking about buying a home in Denver: waiting for rates to drop is just kicking the can down the road. There's a difference between pausing on purpose and waiting on a number no one controls.

Pausing on purpose looks like taking a breath, running the numbers, and getting clear on what you want. That's the same kind of space I give myself before I return a tough phone call. It's healthy, and it leads to better decisions.

Waiting on a rate to hit some magic number is different. It hands the decision over to something outside your control. You'll know you're ready when you're actually ready, not because some magic number appears.

A Tool to Help You Stay Calm Through Your Purchase

Sneak peek of the personal transaction timeline Heather built for buyers, showing days to closing and key deadlines

Buying a home comes with a lot of deadlines, and it's easy to lose track of what's due when. So I built something to help: a personal transaction timeline, built around your property and your contract.

It counts down the days to closing, puts every deadline on one calendar, and lets you tap any date to see what it actually means. Fewer surprises, more calm. See a sample timeline here.
